§ 01 / The Basics

What a Rest Easy inspection actually is.

What does a home inspection cover?

A comprehensive home inspection evaluates the major systems and visible, accessible components of a home: roof, attic, foundation and structure, exterior, interior, electrical, plumbing, HVAC, insulation, ventilation, and built-in appliances. I walk the roof when conditions allow and personally enter the crawlspace whenever it's accessible. No drones, no robots, no associate inspectors.

How long does an inspection take?

Most single-family homes take three to four hours on-site, depending on square footage, age, and condition. Larger or older homes can run longer. You're welcome to walk along the entire time, or join me at the end for a debrief — whichever you prefer.

Will I get a report the same day?

Yes. Reports go out the same day. You'll receive a Hive Software report with photos, severity ratings, and plain-language explanations for every finding.

Will Justin always be my inspector?

Yes. Every Rest Easy inspection is performed by Justin Rest personally. There are no subcontractors, no 'associate inspectors,' and no rotating staff. The person on your roof and in your crawlspace is the same person whose name is on the door.

§ 02 / Scheduling & Logistics

Booking, timing, and how it all flows.

How far in advance do I need to schedule?

Usually 2–5 business days, but it depends on the season and your contract timeline. Weekends and evenings are available — give me a call directly if your inspection contingency clock is tight and I'll work to make it fit.

Do I need to be there for the inspection?

You don't have to be, but I strongly recommend it — especially for the last hour, when I can walk you through findings in person. Most buyers learn more in that 30-minute debrief than they will from any report.

What's your service area?

Based in Midlothian, working across Central and Eastern Virginia: Greater Richmond, Chesterfield, Henrico, Goochland, Powhatan, Hanover, plus out toward Williamsburg, Ashland, and Emporia. If your area isn't listed, call or text to check!

§ 03 / Pricing

What it costs, and what's bundled in.

How much does a home inspection cost?

Pricing depends on square footage, age, and add-ons (radon, solar, etc.). Use the instant quote tool to see your exact price in about 30 seconds — square footage and year built are usually all I need. There are no hidden fees and no email gate to see the number.

Is radon testing included or extra?

Radon is a separate add-on so you only pay for it if you want it. I use a continuous radon monitor (CRM) over a 50-hour window with hourly readings, not a single-snapshot passive test. The National Radon Proficiency Program compliant report is sent as soon as the test device is recovered.

Do you charge extra for crawlspaces or roofs?

No. Walking the roof and entering the crawlspace are part of a comprehensive inspection. They're where homes hide their worst problems. The only add-ons to be aware of are detached garages and accessory dwelling units (ADUs), which are $75 each, since the booking software can't price them automatically.

§ 04 / What to Expect

From booking to report delivery.

What should I do to prepare for the inspection?

For buyers: confirm utilities are on (power, water, gas), make sure I have access to the attic, crawlspace, and any locked rooms, and bring any questions you've been carrying. For sellers preparing for a pre-listing inspection: clear access to the panel, the water heater, and the HVAC, and move stored items away from inspection points if possible.

What if you find something major?

I'll show you in person if you're there, document it with photos and/or video in the report, and tag it by severity. For anything significant, I'll explain what it is, why it matters, and what the typical next step is.

Can I call you with questions after I read the report?

Absolutely. The report doesn't end the relationship — call or text with follow up questions or concerns.

§ 05 / Credentials & Trust

Why a builder's eye matters.

Are you licensed and certified?

Yes. I'm an InterNACHI Certified Professional Inspector (CPI), licensed by the Commonwealth of Virginia for New Residential Structures (NRS), and NRPP-certified for radon measurement. I also hold specialty certifications across roof, HVAC, electrical, plumbing, structural, and crawlspace inspection.

Do you carry insurance?

Yes. Rest Easy Inspections, LLC carries both General Liability and Errors & Omissions (E&O) insurance. Documentation available on request.

What's your construction background?

I grew up in the family business, doing residential remodeling and construction, commercial construction, and even custom cabinetry, before transitioning into home inspection. That hands-on experience means I don't just know what a house looks like. I know how it's built, how it ages, and where shortcuts get hidden.
