Thorough, hands-on home inspections across Central Virginia. Roof walked, crawlspace entered, every finding photographed, rated, and explained in plain language.

Most inspectors hit the easy stuff and skip the hard parts. The hard parts are where homes hide their problems. Here's what's different about working with Justin.
Many inspectors send a drone. I walk every roof, or inspect from the eaves when conditions don't allow it. A camera can't feel a soft spot, and a drone can't test flashing by hand.
Some inspectors send a robot. I get into the crawlspace myself whenever it's accessible. There's no substitute for seeing and feeling what's happening under your home.
Flexible scheduling: weekends, evenings, odd hours. As long as there's daylight, I can usually make it work. Give me a call.

Most clients are buying a home for the first time, or for the first time in a long while. The process should feel calm and predictable. This is how every inspection runs.

I arrive on time and inspect top to bottom: roof, attic, exterior, interior, crawlspace, systems. You're welcome to walk along.
Detailed Hive report with photos, severity ratings, and clear explanations, delivered the same day.

“For as long as I've been able to swing a hammer, I've been involved with construction.”
Growing up, every day off from school meant helping Dad with the business. Residential remodeling and construction, commercial construction, and even custom cabinetry. This hands-on experience is second to none for learning about homes as a system.
The transition to home inspection was a natural one. Same eye. Same toolkit. Same understanding of how a house ages. But now, instead of building or renovating, I'm protecting buyers from the things that someone else built or renovated, and didn't always do right.
Every service includes a detailed inspection report with photos and severity ratings, delivered same day.
A thorough, top-to-bottom evaluation. I walk the roof, enter the crawlspace, and personally inspect attic, exterior, interior, electrical, plumbing, HVAC, and foundation.
Continuous monitor records hourly readings, not a single snapshot. Includes mitigation analysis and a complete report.

A comprehensive home inspection evaluates the major systems and visible, accessible components of a home: roof, attic, foundation and structure, exterior, interior, electrical, plumbing, HVAC, insulation, ventilation, and built-in appliances. I walk the roof when conditions allow and personally enter the crawlspace whenever it's accessible. No drones, no robots, no associate inspectors.
Most single-family homes take three to four hours on-site, depending on square footage, age, and condition. Larger or older homes can run longer. You're welcome to walk along the entire time, or join me at the end for a debrief — whichever you prefer.
Yes. Reports go out the same day. You'll receive a Hive Software report with photos, severity ratings, and plain-language explanations for every finding.
Yes. Every Rest Easy inspection is performed by Justin Rest personally. There are no subcontractors, no 'associate inspectors,' and no rotating staff. The person on your roof and in your crawlspace is the same person whose name is on the door.
Usually 2–5 business days, but it depends on the season and your contract timeline. Weekends and evenings are available — give me a call directly if your inspection contingency clock is tight and I'll work to make it fit.
Most clients reach Justin by phone — he picks up. The full inquiry form, hours, and service-area details live on the contact page.
