Short Pump sits in far-western Henrico County, along Broad Street between Interstate 64 and Route 288. It's become one of the most sought-after corners of the Richmond market — strong schools, newer neighborhoods, and home values that tend to run above the regional average. When the price tag is that high, the inspection is doing real work: protecting the largest purchase most buyers will ever sign for.

Much of the housing came online during the area's growth spurt in the late 1990s and early 2000s, and luxury communities are still going up across the western county toward Wyndham and Hickory Park. That spread in build age means no two inspections look alike, and even a brand-new home benefits from an independent set of eyes. Newer construction doesn't mean defect-free — it means the defects are different, and they hide longer. The questions aren't "when does the roof come off," they're "how was it installed in the first place," which puts the weight on physical access: walking the roof, checking flashing at every penetration, verifying attic ventilation and insulation depth, and inspecting the crawlspace for original-construction issues.

Like much of central Virginia, parts of Short Pump sit on clay-heavy soil that swells when it's wet and shrinks when it's dry. Over the years that movement can show up as minor settlement, foundation shifting, and cosmetic cracking — usually only when drainage and grading around the home haven't kept water moving away from the foundation.
